Terms of Service

These Terms of Service ("Terms") govern your booking and stay with Island City Vacation Rentals ("Island City," "we," "us," or "our"), a boutique short-term rental company operating curated homes in Wilton Manors, Fort Lauderdale, and Lauderdale-by-the-Sea, Florida. By reserving or staying in one of our properties, you ("Guest") agree to these Terms together with any property-specific rules shown on the listing and provided at check-in.

1. Bookings & Payment

A reservation is confirmed once your booking request is accepted and the required payment or deposit is received. Nightly rates, cleaning fees, applicable taxes, and any pet fee are displayed before you confirm. The guest who makes the reservation must be at least 25 years old, will be present for the stay, and is responsible for all other guests and visitors. The maximum occupancy listed for each home is firm and includes children and visitors.

2. Cancellations & Refunds

Our standard cancellation policy is firm:

• Cancel 30 or more days before check-in for a full refund, including taxes.
• Cancel between 7 and 30 days before check-in (and after the 24-hour booking window) for a 50% refund, including full taxes.
• Cancel less than 7 days before check-in for a refund of pro-rated taxes only.

Some homes and date ranges may carry different terms, which will be disclosed at the time of booking. Reservations made through third-party platforms are also subject to that platform's policies.

3. Check-In & Check-Out

Check-in is typically after 4:00 PM and check-out by 10:00 AM unless otherwise stated on your reservation. Early check-in and late check-out may be available on request but are not guaranteed. Please leave the home secured and in reasonable order at departure.

4. Guest Responsibilities & House Rules

Guests agree to treat each home and its neighbors with care and to follow all posted house rules, including no smoking indoors, no parties or events, and observance of local quiet hours. You are responsible for the conduct of everyone in your party. Pet policies vary by property; where pets are welcome, guests must disclose them at booking and clean up after them. Guests arriving by boat to waterfront homes are responsible for ensuring their vessel meets all local regulations and safety requirements. You agree to reimburse us for any damage beyond normal wear and tear.

5. Pools, Waterfront & Assumption of Risk

Some homes feature pools, hot tubs, docks, or direct water access. These amenities are used at your own risk. No lifeguard is on duty, children must be supervised at all times, and guests assume all risks associated with their use. Please review any property-specific safety notices provided at check-in.

6. Limitation of Liability

To the fullest extent permitted by law, Island City Vacation Rentals is not liable for any injury, loss, or damage to persons or property arising from your stay or use of a home and its amenities, except where caused by our gross negligence or willful misconduct. Our total liability for any claim is limited to the amount you paid for the reservation.

7. Changes to These Terms

We may update these Terms from time to time. The current version, with its "Last updated" date, always governs your stay.
